An important part if you want to become owner in Spain is the SELECTION TRIP. Seeing what you buy is necessary.
If you purchase real estate in Spain, we distinguish 3 types of buyers:
I only want to use it myself and not rent it out.
I buy as an investment to rent out and will use it myself.
I only buy as an investment, for the return and for the possible added value.
For all three type of buyers it is important to know the location on site and to verify the quality of the construction.
It’s best to know in advance what your needs are: the region, an apartment or a house, how many bedrooms, in the crowds or in a quiet place. There are so many choices and our consultant will help you with that.
After you have made the choices and already have a good idea of ??what you would like to buy, everything in function of your needs and your budget of course, there are two options:
Gran Visita
Select your dates, usually 2 to 3 days, and your trip will be planned from A to Z, when to fly/drive, the hotel and which projects you are going to visit. Keep in mind that from Saturday 14:00 it will be difficult to visit anything. Monday at 10:00 it starts again.
You only visit projects that the broker has pre-selected according to your wishes.
In practice, this means that you will actually visit 3 to 5 projects on site.
On site, the Spanish promoter will give you all the information about what is included, what options you can choose, availability and delivery dates.
Important: only with some projects you can get an option for a very short period, maximum 24 hours.
If you want to buy, the person in charge of the project will immediately draw up a reservation document and you pay the reservation amount. Depending on the project, this is between 3,000 and 9,000 Euro and can be paid by credit card, cash or bank transfer within 12 hours. Then it's fixed!
You then have between 14 and 30 days, depending on the project, to sign the purchase contract and pay the advance. This will be 20 to 40%, depending on the project. The reservation amount is deducted from this.
It is of course possible that you first visit three projects and then decide that you want to visit one of those three again. You have plenty of time to compare, weigh up the pros and cons. It is also possible that the first three do not contain anything that you like. You can visit projects until you find what 100% meets your expectations.
The best choice is the one you fall in love with!
During and after the visits you will also get to know the area, the nicest beaches, the nearest golf clubs, the shopping centers, the nicest terraces and restaurants.
Sellecion
You know the area and you are already there.
You go to the projects you want to visit and the Spanish promoter will give you all the information about what is included, what options you can choose, availability and delivery dates.
The further procedure is the same as described above.
In both cases, you can take full advantage of all PROMOTIONS and CHEAP OFFERS, the promoters regularly offer benefits that can save you a lot of money. The purchase price cannot be discussed, but free air conditioning or furniture, for example, is sometimes possible.
After signing the reservation document, the following steps are prepared:
Application for NIE number: the identification number for foreigners in Spain, indispensable.
Appointment with a neutral Dutch-speaking lawyer. You can choose your own lawyer or work with those we recommend.
If you need a loan, we will propose you the suitable bank in Spain.
If desired, you can get tax guidance in Belgium.
